  1. When is Sherwood Forest III open?
    Our beautifully decorated model home and sales office are open 5 days per week. Hours of operation are as follows:

    Monday & Wednesday - 12 to 6
    Saturday - 11 to 4
    Sunday - 1 to 3

  2. How many homes will be built in Sherwood Forest III?
    Sherwood Forest III is an exquisite enclave of just 58 homesites on a single wooded cul-de-sac in one of the most desirable locations within the quaint and charming town of Millville.

  3. What are the sizes of the homesites in Sherwood Forest III?
    Homesites range from approx one-third to one-half acre in size.

  4. Which homesites are available for sale?
    We are nearly two-thirds sold out, and homesites are selling rather quickly, so the best (and most accurate) answer to this question is that it changes regularly. So we invite you to visit our sales center as soon as possible to get the most up-to-date information on availability.

    Our policy is not to sell two of the same home style side by side or to allow the same exterior color combinations next to one another, in order to ensure the most attractive streetscape for this very special community.

    It is also anticipated that each subsequent release of homesites will include a price increase, due to the demand that has been shown for this very desirable neighborhood.

    Therefore, in order to secure the best possible pricing and your first choice of model, elevation, homesite, and color preference, you will want to be among the first to stake your claim to a Sherwood Forest III home!

  5. What if I would like a homesite in a future section of the community?
    Homesites will be available only as released for sale and homesites in future sections or phases cannot be reserved in advance. If, after visiting Sherwood Forest III, you think you would prefer a homesite that has not yet been released, please check back with our sales staff periodically and we will let you know which homesites are currently available. The sales staff will not have an advance timetable detailing which homesites will be available when; so please visit us regularly for updates!

  6. What is the process for purchasing a home in
    Sherwood Forest III?

    Once you have selected the homesite and style of home that's right for you, we require just two things in order to enter into a Contract of Sale with you:

    1. A mortgage pre-qualification letter from your mortgage lender indicating your maximum purchase price and maximum mortgage amount; and

    2. A downpayment at the time of contract that is equal to 5% of the total of base price of the home + structural options + any location premium on the homesite.

    The Contract of Sale becomes binding after the legally required attorney review period. At any time prior to the expiration of the attorney review period, your downpayment is fully refundable.

    We do not hold homesites in advance of Contract of Sale, so it is very important that you are prepared with a mortgage pre-qualification letter and the required downpayment funds before you fall in love with one of our homes!

    Your interior options, upgrades, and color selections must be completed within 10 calendar days of the date you sign your Contract of Sale, and an additional deposit of 20% of any options and upgrades is required at that time.

    The building process is approximately six months but is subject to weather and ground conditions, availability of materials and labor, and other factors, many of which are beyond our control. Everyone on the Sherwood Forest Homes team is committed to completing your new home in a timely fashion while maintaining the highest of quality standards.

  7. What is your broker co-op policy?
  8. We welcome and encourage the Realtor community to introduce prospective homebuyers to our communities. Our current broker co-op rate is three percent (3%) of base price, paid upon settlement. Conditions for payment are as follows:

    1. The homebuyer may not have previously visited the community;


    2. The homebuyer may not have signed up for or asked to be placed on the community's VIP or email distribution lists;


    3. No other agent may have previously registered the homebuyer;


    4. The agent must accompany the homebuyer on his/her first visit to the community; and


    5. The agent must complete the builder's Realtor Registration form during the homebuyer's first visit.
