  1. When is Woodcrest Fields open?
    Woodcrest Fields is a brand new development currently in the Land Improve stage of the construction process. Once road work is completed, it will be sold onsite in a Sales Center on the Woodcrest Drive entrance.   2. How many homes will be built in Woodcrest Fields?
    Woodcrest Fields will offer 21 homesites including 10 private cul-de-sac lots.

  3. What are the sizes of the homesites in Woodcrest Fields?
    Homesites vary in size from approx one-quarter to one-third acre in size.


  4. Which homesites are available for sale?
    Many potential homebuyers have been anxiously awaiting the opening of this intimate community of just 21 homes and several, in fact, have already staked their claim to a Woodcrest Fields home; so we invite you to call our office at (856) 825-8256 or a member of our Sales Team for Woodcrest Fields, Keller Williams Realty, at (856) 362-5072.

    Our policy is not to sell two of the same home style side by side or to allow the same exterior color combinations next to one another, in order to ensure the most attractive streetscape for this very special community.

    It is also anticipated that with subsequent sales will come price increases, therefore, in order to secure the best possible pricing and your first choice of model, elevation, homesite, and color preference, you will want to be among the first to stake your claim to a Woodcrest Fields home!

  5. What is the process for purchasing a home in Woodcrest Fields?
    Once you have selected the homesite and style of home that's right for you, we require just two things in order to enter into a Contract of Sale with you:

    1. A mortgage pre-qualification letter from your mortgage lender indicating your maximum purchase price and maximum mortgage amount; and


    2. A downpayment at the time of contract that is equal to 5% of the total of base price of the home + structural options + any location premium on the homesite.

    The Contract of Sale becomes binding after the legally required attorney review period. At any time prior to the expiration of the attorney review period, your downpayment is fully refundable.

    We do not hold homesites in advance of Contract of Sale, so it is very important that you are prepared with a mortgage pre-qualification letter and the required downpayment funds before you fall in love with one of our homes!

    Your interior options, upgrades, and color selections must be completed within 10 calendar days of the date you sign your Contract of Sale, and an additional deposit of 20% of any options and upgrades is required at that time.

    The building process is approximately six months but is subject to weather and ground conditions, availability of materials and labor, and other factors, many of which are beyond our control. Everyone on the Sherwood Forest Homes team is committed to completing your new home in a timely fashion while maintaining the highest of quality standards.

  6. What is your broker co-op policy?
    We welcome and encourage the Realtor community to introduce prospective homebuyers to our communities. Our current broker co-op rate is three percent (3%) of base price, paid upon settlement. Conditions for payment are as follows:

    1. The homebuyer may not have previously visited the community;


    2. The homebuyer may not have signed up for or asked to be placed on the community's VIP or email distribution lists;


    3. No other agent may have previously registered the homebuyer;


    4. The agent must accompany the homebuyer on his/her first visit to the community; and


    5. The agent must complete the builder's Realtor Registration form during the homebuyer's first visit.
