"Do we offer buyer incentives," says Josh Juffe. "Yes, under certain circumstances we do. But we offer realistic incentives that don't undermine our profit margin so severely that we have to compromise quality or go out of business. As a buyer, you want a builder who is going to be around for post-purchase service and even to build the next new home you will want to buy."

"Any incentive we offer will add to the value of the home," Josh says. Currently the builder is offering $5000 in Design Center options and $5000 toward closing costs to the first ten home buyers at their new Bridgeton community, Twin Oaks.

"We want a successful launch to this community," Josh points out. "When home buyers see construction getting underway in a just-opened community it encourages their confidence, and we want confident buyers who will be happy homeowners in our communities. We also want to make it easier for the home buyer to finance their purchase and to add personalized value to their homes. Help with closing costs and the opportunity to select more design options accomplishes this and makes this a solid incentive that is worthwhile."

It may be tempting for home buyers to put the focus on "what's free" in a housing market where "bargains" abound, but it's wise to remember that "free" and "value" are not necessarily synonymous terms.
